NEW YORK (MainStreet) — If you feel like it might be the right time to finally buy your first home, your excitement is probably mixed with a bit of apprehension. After all, owning a home is a huge financial commitment, from paying that pricey down payment to keeping up with monthly mortgage bills. And without a landlord to call, you'll also be taking on a slew of new responsibilities to maintain the home and property (think raking leaves, shoveling snow and fixing leaky sinks). Of course, owning a home can offer many attractive benefits, including increased space and privacy and the ability to build wealth over time.
How can you determine whether you're ready to take on the responsibilities of homeownership? We asked a handful of real estate and financial experts to weigh in. Here are six key questions they suggest asking yourself now.
Can you cover upfront costs?
Hopefully you've been socking away your hard-earned cash over these past few years because you'll face some expensive upfront costs when purchasing a home. For starters, you should have enough money saved to cover a 20% down payment in order to secure the best possible interest rate on your mortgage and put yourself in the best negotiating position with your lender, says Bennie Waller, a professor of finance and real estate at Longwood University in Farmville, Va.
"Without 20% for a down payment, you will likely have to pay private mortgage insurance, which can be as much as—or more than—1% of the loan amount [per year]," Waller explains. "For example, on a $200,000 loan, private mortgage insurance could increase your payment by more than $150 per month. This will severely impact the mortgage amount in which you will qualify."

In addition to the down payment, you should also be prepared to pay for the closing costs, which typically range from 2% to 5% of the purchase price of the home, says Julie Zelman, a licensed associate real estate broker for Engel & Völkers in New York City.
Can you afford the mortgage?
It's easy to fall in love with your dream home, but it's important to realistically assess whether you'll be able to afford the mortgage payments each month.
"If a person is planning on financing, the first thing he or she should do is contact a mortgage broker or a loan officer at a bank to find out how much the bank will loan them," says Zelman. "Once that is determined, the purchaser will know what price range they can consider for a potential home."
Waller says that based on conventional lending guidelines, you shouldn't spend more than 28% of your gross monthly income on a mortgage (which should cover principal, interest, taxes and insurance) or 36% of your gross monthly income on a mortgage and other debt (such as a car loan, student loan and credit card debt). "For example, an individual earning $48,000 per year will have a gross monthly income of $4,000, and assuming no other debt, would qualify for a monthly mortgage payment of $1,120," Waller explains. "However, with other monthly debts such as a $200 car payment, $200 for student loans and $200 for credit cards, it would reduce the amount you qualify for to only $840 per month, which would only qualify you for a mortgage loan of about $110,000."
Do you have an emergency fund?
Are you prepared to pay for any unforeseen costs that might arise from owning a home? Michael Kay, a certified financial planner and president of Financial Life Focus in Livingston, N.J., says it's important to have an emergency fund with about six to nine months of living expenses—just in case.
"Expect that there will be problems, delays and costs that are beyond the closing and moving costs," Kay explains. Can you maintain the home?
Keep in mind that when you switch from renting to owning, you won't be able to dial up your landlord or building superintendent when things need to be installed or repaired, or when snow piles up on your driveway.
"What happens when the toilet clogs, the sink leaks or you want dimmer switches in the bedrooms?" says Kay. "Are you willing to learn to do those fix-it things that home ownership demands or do you have the available funds to pay someone to do it for you?"
To estimate your home maintenance costs, Kay suggests taking into consideration when the house was built as well as the ages of the roof, the appliances, the heating and cooling system and other essential components of the home. "The older they are, the more likely your costs to repair or replace can be significant," says Kay. "For example, if you buy a home with a 10-year-old water heater, be prepared to spend a considerable amount to replace it soon."

However, the report also revealed that for the second year in a row 96% percent of buyers that used the internet when searching for a home purchased their home through either a real estate agent/broker or from a builder or builder’s agent. Only 2% purchased their home directly from a seller whom the buyer didn’t know.
Buyers search for a home online but then depend on an agent to find the actual home they will buy (53%) or negotiate the terms of the sale & price (31%) or understand the process (63%).

“Home buyers are more informed than ever with their Internet searches and ongoing research; however, there’s a critical need to transform that information into analysis and advice that helps consumers make the best home-buying and selling decisions.
The plethora of information now available has resulted in an increase in the percentage of buyers that reach out to real estate professionals to “connect the dots”. This is obvious as the percentage of overall buyers who used an agent to buy their home has steadily increased from 69% in 2001.

Consider Office Needs

Prior to designating a home office space, make a list of everything needed to be efficient for daily operations. While there will be ongoing needs, this list consists of things deemed “critical.” Some of the key items include a desk and chair, workspace, filing cabinets, a computer, shelving and so on. If possible, also take into account any possible growth or expansion needs in the near future.

Choose a Designated Area

A designated area of the home must be determined and respected. This space becomes off limits to other people in the house and is used solely for job purposes. The space should be quiet and private, especially if there are small children around or roommates living close by. A basement area or spare room are great options to consider.

Think about Storage and Working Requirements

Dealing with limited space can be a big challenge, but organization and productivity depend largely on how well maintained a home office is. There needs to be a separate table for work and sufficient space for filing cabinets. In extremely small living quarters, filing cabinets can be stored in another area as long as it provides easy access. However, vertical shelving can also be used for binders and other items typically stored in a filing cabinet. Defining both storage and workspace requirements make it easier to come up with a good office layout.

Choose Appropriate Lighting

A home office with plenty of natural light is ideal, but if the space does not offer much in the way of windows, access lighting becomes essential. For starters, good overhead lights that illuminate most of the office space are highly recommended. For illuminating smaller areas within the office, a desk lamp, task lighting or even a floor lamp work well. It is important to have a well-lit area but one without direct light on the computer screen to reduce computer glare and, therefore, minimize eyestrain.

Invest in the Right Communications

To stay focused while working at home, experts suggest investing in a separate phone line. Typically, a dedicated office phone is inexpensive and easy to have installed. For obvious reasons, a home office phone creates a more professional environment. For instance, while on an important call with a client or potential client, there is no risk of a teenager in the home interrupting to ask how long before the parent gets off the line. A dedicated home office phone can consist of a landline, cellphone or VoIP phone, which is Internet based.

Purchase the Right Office Equipment

Setting up the perfect home office involves buying the right type of equipment. Unless your employer or a client pays for your equipment, you will have an initial financial investment; however, it is easier to stay productive when using the right equipment so you should recoup the money within a short period of time. Even if on a tight budget, it is important never to skimp on equipment. That does not mean buying the highest priced items available, but you should expect to invest in a comfortable office chair with proper back support, a computer with adequate memory and appropriate programs, a high-speed Internet connection and so on.

Separate Personal from Professional

To stay productive, personal life has to be kept separate from professional life when working at home. Sometimes, this can be a challenge, but having the right office setup certainly helps. At no time should anything personal be kept in a home office. Personal documents, checks and other items not related to work need to remain separate. This makes it easier to keep track of expenditures, taxes and other important items.

Establish Policies and Procedures

For a one or two-person operation, having a 60-page rulebook is not necessary, but there do need to be some well-defined expectations that are easily accessible. Regardless of what job someone in the office performs, processes and expectations should be clearly defined. This includes keeping track of business trip mileage, client luncheons, record keeping, bill paying, scheduled lunches and breaks, etc. In addition to a more organized space, policies and procedures promote accountability.

Determine Hours of Operation

Sticking to set hours while at home is also challenging for some people. However, to stay motivated and focused, there should be pre-defined hours of work. Although there will be occasions when work extends beyond normal business time, having set hours reduces distractions from family members and establishes expectations for clients.
